  • Property Owners Tapping Into Home Equity Again

Optimism on the rise as equity is source of money again

Posted on February 18, 2013 by Nikki.

A recent CNBC article written by Diana Olick showed the home owners are tapping into home equity once again. This was a very popular option during the booming market when home prices were skyrocketing upward. This time, however, the movement seems much more careful and prudent. There isn’t a mad dash to just increase cash flow by refinancing, taking out a home equity line of credit, or home equity loan. In the past, people just tapped into their homes to purchase extravagant vacations, buy luxury cars, etc. Near the peak in 2006, there was a total of $28 billion in home equity lines ... See previous blog entry for part 1. Just to recap, a low appraisal can cause many problems, not the least of which are issues to fund your mortgage loan which might prevent you from being able to purchase your home. There are a few things you can do in that situation. First, there’s a saying “an ounce of prevention is worth a pound of cure.” It is applicable here because, hopefully, you should be working with an agent who will do their best to prevent this in the first place. Reverse mortgages can destroy your future

Reverse mortgages were designed to help the elderly who lack liquidity. If they own Sunnyvale real estate, odds are that they have quite a bit of equity in their home.  If they are retired with little income coming in, they might struggle to make ends meet. A reverse mortgage on their Sunnyvale home allows them to take a loan out on their home’s equity, and they would ideally never have to pay the loan back during their lifetime. Instead, the loan would be paid off when they pass away and the home is sold. The proceeds from the home’s sale is then used to pay off the loan.U... Read More »

In calculating your credit utilization (see previous blog entry), the no-limit cards count as $0 towards your credit limit. In other words, if you have $3,000 in credit card debt with an aggregate credit card limit of $10,000, you would be at the 30% utilization limit, the maximum for a good credit score. Watch out for these little-known credit score stingers

Posted on October 17, 2012 by Nikki.

A Sunnyvale home, or any other Bay Area property for that matter, is probably the largest purchase you will ever make. You will almost certainly need a 30- or at least 15-year mortgage loan for that, so it’s going to be a very long-term financial commitment. Therefore, every little bit you can save on your interest rate will be that much more you can save or spend every month. If your loan is $1M for 30 years in the 4-6% range, then each 0.25% more on your interest rate is about $150 per month more out-of-pocket. Over a period of 30 years, that can add up to almost $60K!Clearly, you ... Read More »
